ABOUT DAWNA BROWN
Buying or selling a home is a big decision, and good real estate guidance starts with understanding what matters to you. My job is to help you understand your options, ask the right questions and make decisions that fit your goals, your timing and what comes next.

MY APPROACH
Real estate can get complicated quickly. There are contracts, inspections, insurance, financing, timelines and dozens of decisions along the way. I believe my job is to help make those decisions easier to understand, not add to the confusion.
I’ll tell you what I know, explain what I see and help you think through your options. And if I think there’s something you need to investigate further before making a decision, I’ll tell you that too.
Clear explanations without the jargon
Straight answers, even when the answer isn’t simple
Time to ask questions and think things through
Local knowledge of the Pensacola area
Attention to the details that can affect your decision
Communication throughout the process
Guidance based on your goals, not pressure to make a move
A LITTLE ABOUT ME
I know a home is more than a property. It’s where life happens, and deciding to buy, sell or make a change often
comes with considerations that have very little to do with square footage.
My own experiences with moves, military life and changing chapters have shaped the way I work with clients today.
I value preparation, clear information and having someone beside you who will listen before offering an answer.
Years of real estate experience have taught me that no two transactions, homes or clients are exactly alike. Good guidance starts with understanding the situation in front of us.
As a retired military spouse, I understand what it means to pack up a life, learn a new community and make housing decisions while other parts of life are changing too.
I work throughout the Pensacola area, including Gulf Breeze, Pace, Milton, Perdido Key, Pensacola Beach, Cantonment, Beulah and surrounding communities. Local knowledge helps me explain not just what’s available, but what may fit you.
LOCAL KNOWLEDGE MATTERS
Buying or selling here isn’t just about comparing homes and prices. Insurance, flood zones, property taxes, Homestead Exemption, location and even the type and age of a home can affect the decisions you make.
The Pensacola area also gives you very different choices within a relatively small region. Beach, waterfront, established neighborhoods, newer communities and more rural settings can offer very different lifestyles and considerations.
How do the community, commute and everyday conveniences fit the way you want to live?
Could insurance, flood risk, age, construction or maintenance affect this particular home?
What should you consider beyond the purchase price, including taxes, insurance, HOA fees and upkeep?
Does this home or selling decision actually support what you want life to look like next?
